Is there a Home under your tree this year?
Making a list. Checking it twice. Large kitchen, great for entertaining. Check. Double oven. Stainless steel of course. Check. Counter space to lay out all of the wonderful food and drinks. Check. A downstairs bedroom to pile all of the coats until everyone leaves after a night of joy and cheer. Check. Storage for all of those decorations. Check. Clear plumbing, no leaks. Check (thankfully we got that home inspection and our Realtor negotiated the repairs on the walkway and leaky toilet seal). A covered patio for everyone to drink brandy, hot chocolate or an espresso while enjoying the view and wondering how 2016 could have slipped by so quickly. Check. Oh yes, don’t forget the new return address labels. Check.
Folsom is a great place to live and visit. Have this year’s party at your house. There’s always something to do in Folsom during the holiday time. The annual tree lighting ceremony is very festive. Come by the skating rink on December 2 and join in. Do your Christmas shopping all around town, from the Palladio to Old Town. Find that special something at the Sutter Street Christmas Arts & Crafts Fair on December 3. It includes live music, carolers and face painting. For a truly unique Folsom holiday event, do the Historic Folsom Holiday Home Tour on December 9 & 10 that showcases nine historic sites beautifully decorated for the holiday. Or just catch the latest family movie at one of the awesome theaters in the area while dinner cooks (a tradition in my family).
The local real estate market feels like Christmas all year ‘round. So as we near the end of 2016, it looks like a strong finish. To put it in perspective, in 2009, in Folsom, there were 700 home sales with a median price of $371,500. In 2011, there were 885 home sales with a median price of $315,000. And year-to-date (through 10/31/16) for 2016, 933 homes have sold in Folsom at a median sales price of $465,000. Homes are selling faster at an average of 32 days for Sold homes while homes sell for a higher percentage rate at 99.4% of list price.
So as my family and I enjoy this holiday season, if you see us in the area, be sure to stop and say Hi. You might find us at our favorites. My wife Lynne really likes Visconti’s. My younger daughter is partial to Aloha Sushi and shopping with her friends at Palladio. My oldest daughter loves Dimple (she works there). And me? I’ll eat everywhere and love them all. Habit. Sacramento Pizza Co. Land Ocean. La Fiesta. Bacchus House. In-N-Out. A great Christmas gift for me? Gift cards to Folsom restaurants!
The holidays are almost as festive as being a Realtor in Folsom. Helping people solve their real estate needs to fit their changing lifestyle is a wonderful feeling. Buyers have their wish list. Let’s see. They tell Santa that I would like a fairly new home, near the bike paths, great schools, with a view. Oh, and move-in ready and within my budget. Sellers tell Santa that they want an all-cash offer, at asking price, close 10 days after their holiday party, and As-Is. Ho! Ho! Ho!
